Urban parks offer many of the same activities as national and state parks

Point Defiance Park in Tacoma Washington is a prime example

Millions of people enjoy the beautiful and many national and state parks this country has to offer. However, there is also a wealth of urban parks throughout the country that offer a variety of activities for many city dwellers.

Urban parks in the United States have been in existence since the mid 1800s. The first urban parks were known as pleasure grounds and were typically placed on the outskirts of cities. The primary purpose of the parks was to allow city residents to relax in nature. As time passed the urban area grew around these parks and the parks added features such as zoos, sports fields, gardens and museums. Some of the better known urban parks are Central Park in New York, Lincoln Park in Chicago and Stanley Park in Vancouver, Canada.

An urban park not so well known nationally but highly regarded and offering a wide range of activities is Point Defiance Park in Tacoma, Washington. The park was established in 1888 and today more than two million people visit the 702 acre park each year.

Variety is what makes this park special. Point Defiance offers visitors the only combined zoo and aquarium in the Pacific Northwest, a marina complex with a fishing pier, miles of shoreline including Owen Beach where they have a picnic area and kayak rentals, botanical gardens, the Fort Nisqually living history museum, miles of hiking trails mostly through forest areas and cycling along Five Mile Drive, the scenic road that runs along the edge of the park.

UNNOTICED TREASURES IN AN OLD HOUSE!

I have found it interesting how little some folks know about Old Houses; Historic Houses, to be more specific. There is value in the fact that all of the windows are original, wood wrapped/double hung windows. Even though they may be a little drafty.

Another thing that goes unappreciated much of the time is matching hardware. When all of the door knobs, key holes, strike plates, hinges, drawer pulls, etc., are the original matching hardware, THATS really special. If it's not original...It would behoove you to choose wisely when outfitting your historic home with hardware.

PROGRESSIVE DINNER AND HOME TOUR

Every year our Historic North Slope has this cool Progressive Dinner and Home Tour. It is so much fun and so interesting that it has become a huge sell out and people keep asking how they can get tickets. There are only 104 tickets to be sold. This house on North "D" Street is one I have been in a number of times. It was an amazing home back in "The Day." FINALLY the new owners are going to give it the TLC it deserves. They are even going to put the top floor back on it with the beautiful touret back on it. The only bad thing about???? The neighbor's view! Holy Cow! Some folks are really up in arms about it and plan to fight it. It will totally obstruct the view of some of the properties that sold for that specific reason. View.

WRIGHT PARK

Has anyone noticed how magnificent Wright Park is looking these days? I must tell you...living only 7 blocks from the park and having lived here for 14 years, I have seen such transition to this area. The transition of Wright Park has been phenomenal! I am a runner so I have always used the park for the trails and the hills. Well...I will admit to you that there were times long ago that I did not feel so safe in the park. Even in the daytime. Well now I feel so totally comfortable. Family's have really come back to the park. There are pic-nics going on, school outings, joggers, moms with strollers, painters, weddings, festivals! I could go on and on! The new sprayground will be fantastic, if we ever get a summer. Come check it out!
BTW...as it relates to real estate....the home values in the area do nothing but benefit from the revitalization of our beautiful Wright Park.

THE GREAT RACE!!!

Picture this.....I'm having dinner with my daughter at our favorite haunt and my phone rings. It's a real estate agent (a well known real estate agent) wanting to bring clients through my home for sale. (My home....not just my listing). We just had a wedding in my home last weekend and had 128 guests. I'm just getting back to normal now and you want to WHAT? WHEN? AN HOUR? So....out we ran, jumped in the car, zoomed through the house non stop for an hour. We just squeezed out the back door when they were opening the front door.

I have a new appreciation for what my own clients go through sometimes. It's amazing what you can do under pressure though.

I did an interesting exercise for a client this morning! I researched in 10 year increments, homes that have sold in North Tacoma since 2008, by age. I wanted to see if more OLD homes have sold than newer. This is what I found:

GEORGE WASHINGTON VISITS THE NORTH SLOPE!

George Washington visited the North Slope on Tuesday and cut down the flowering Cherry Tree that grew in our back yard. At least that's our story and we're stick'n to it!

For the folks who have asked us about taking down a tree without the approval of Landmark Preservation, Hellooooo! It was NOT an old growth indigenous species. It was a rather young flowering cherry that was planted in our yard by the owners before us. It contracted a disease last year that we just couldn't get on top of and it had to come down. The flowering cherry became an nonflowering cherry and was in danger of infecting other trees. It was a mercy killing of sorts. Sooooo....lay down your arms and thank us instead!

Just do what we're doing and blame it on George.

WHAT'S GOING ON IN THE NORTH SLOPE!!!

I can't tell you how many people I talk to at my North Slope open houses that love this historic area! They actually stay and listen to me spew on about the activities in our North Slope, the people who live here and our passion for preservation. We really do feel like a big family with a really extensive call tree. If someone jacks a car in our neighborhood, it spreads like wildfire! We pride ourselves in getting the word out, identifying the culprit and getting him apprehended before he can drive out of the neighborhood! Ha ha...well....that's a bit of an exaggeration but, you get the idea.

There has been a bit of reorganization in the North Slope Historic Board over the years, and then reorganization yet again, but, it is all with the intention of providing the best balance of representation for the residents of our area.

So if you are interested in finding out about ALL that the North Slope Historic Neighborhood has to offer it's residents, AND have a voice and a say about it, come on!!! Get involved! "OLD TIME FIRST TIME" HOMES

So....After checking out today's MSN News' compilation of the "Best Old Houses Neighborhoods for First Time Home Buyers" around the country;(there are 26 that they have chosen), I must say I was left a little unimpressed. Well....not really unimpressed...probably more like, challenged and a little defensive of our fabulous collection of historic beauties here in Tacoma. Why were WE not chosen! Humph. Our little pocket neighborhoods around here are chock full of personality and character, and not all are huge, costly "Monster Mansions." We really do have many very reasonably priced "Old Time First Time" Homes.

The North Slope has some of the most adorable Foursquares, quaint craftsman bungalows and small Shot GunVictorian sweeties around these parts. Up around the Proctor District are blocks full of smaller bungalows and traditional "Leave it to Beaver" classics. Heck! Our East Side has it's own collection of treasures being discovered and resucitated. I'm telling you...wise buyers are seeing the value in these homes as their construction is solid and their historic character is valuable.

I've seen clear beams and wood in these old homes that can no longer be found as they are not milling old growth trees like that anymore. I've seen staining and finishing techniques such as a Kerosene and Turpentine I've seen matching hardware in these homes, worth a thousands of dollars! Most people wouldn't even notice whether hardware matched everywhere in the house but, when dealing with an historic home, it matters! It adds value. Old postage stamp tile designs in baths and entryways that are works of art all on their own! And if you are REALLY in love with these historic dwellings you marvel at the angled, coffered and box beam ceilings. Let me go on....beautiful built in's, bevelled, stained, leaded glass, ornate wainscot, window seats, plate and picture rails, pass through kitchen doors, magnificent stair ballasts, transoms, laundry shoots....

Geez! Snap out of it Martha! I just REALLY love these old houses! I try to explore the historic districts of cities that I travel to whenever possible. I'll be sure to share with you when I do.

HOMES FOR SALE IN THE NORTH SLOPE

When thinking about our North Slope neighborhood and how it is transitioning, it is good to be aware of where it sits in the larger Tacoma market.

My opinion has always been that the North Slope has it's very own Micro-Market (I think I just made that term up). The homes in the North Slope are a whole different animal in that, in addition to all of the features of a home and it's property that bring "value" to it, a HUGE majority of OUR homes posess "Historic Value." Depending on the condition of these homes, that "Historic Value" can be added or subtracted from a purchase price. It simply becomes yet another variable for comparing it to other homes. Unfortunately, it is not a recognized variable by MLS standards, or even most real estate agents. It's a sort of a secret club, if you will. The people with the knowlege and/or appreciation (members of the secret club, wink, wink)...see the value in these homes and gravitate toward these homes and areas. If you love these homes, areas, and all they represent, there is great value added. If you happen upon one of these homes (not a member of the secret club, LOL) and are comparing it to any other 3/BR 2/BA house....well....It will most likely produce apples and oranges in your mind.

Anyway...I found the following very interesting:

* We have 23 Active listings in the North Slope (13 of those are Condo's)
* The median price range for those active listings is $191,950
* The Average Days on Market for our Active listings is 181

* We have 4 properties that have gone pending since January 1
* The median price range for those pending properties is $224,900
* The Average Days on Market for the Pending listings is 77

* We've had 22 Properties in the North Slope sold since January (6 are Condo's)
* The median price range is $263,000
* The Average Days on Market for our Sold properties is 88

Ok...So I'm pretty excited about this URBAN FOREST PROJECT here in Tacoma!! I'm telling you people, there are some really cool and interesting things going on here! Check this out and see if it might be something you are interested in. I'm in the process of designing a banner for it. Who knows...they might like it and use it. Anyway...just another plus for us here in the "253."

THE ELKS PROJECT/MCMENAMINS

I couldn't be more excited about this amazing building being saved! I know there is some controversy about the fact that a grocery store is not included in this picture; however, I have a rather simplistic view of this problem. Mind you...this is only my opinion.

How many of us live within walking distance of a grocery store? Questions number two....How many of us actually walk it? Now I'm sure that some do...but there are so many people who live in homes or apartments that are not right next to a grocery store! So...we drive to the closest one. There may be those who say..."I don't live close enough to a grocery store to walk to it so I'll just not eat." Naahhh. From the Elks Building it is a hop skip and a jump up the hill to the nicest Grocery Store in the area, Stadium Thriftway! Newly remodeled, better than ever, gourmet this-and-that, great fish market, meat market, veggies, deli....It goes on and on! You could walk to it from the area of the Elks Building easily. I do it all the time!

Anyway....It sure would be nice to have a grocery store available down there, but if it isn't available, I will still be thanking the powers that be for saving and restoring what is CLEARLY one of Tacoma's most beautiful and recognizable Historic buildings EVER. Thank you, thank you, thank you. Now I'm hungry. I think I'll walk to Stadium Thriftway and get a fabulous burrito!

North Tacoma has a few choice "Mission" style homes that are simply exquisit examples of the architecture. A number of them sprinkled around the Annie Wright area are, well...to say the least, not loved and cared for. THIS home is like stepping in to a Fairy Tale! It has been so loved and maintained that it actually seems to be Happy!

NEW TACOMA HOT SPOT!

Well...it's probably not exactly a "Hot Spot" yet but, I certainly will be when word gets out. The location of the "Side Bar Bistro" is a little bit like the bottom edge of a round cake that didn't get frosted. It's not in the heart of our downtown where many of our other great spots are like Matador, Paddy Coynes, Surreal and Macconi's. It's up on Tacoma Ave and 11th in red Kelly's old place. Sounds like a great spot though. Give it a try! It's open for Breakfast, Lunch and Dinner! I don't know about you but, I'm checkin it out. I'll let you know what I think. You can let me know too. WINDERMERE GONE "WOW!"

OK....so....so many changes in the last few months have occurred at Windermere Professional Partners. NORTH SLOPE ELECTIONS!!

Well...I'm pretty excited about the fact that I finally took a step, that I've wanted to take for years, to become more involved in our North Slope neighborhood. I was elected to the Board of the North Slope Historic District (NSHD) last week. There are 9 Board Members and a number of great committees that do a ton of valuable work for our district and residents. For years I've reaped the benefits of their labor and have wanted to be more involved; however, my life circumstances left me feeling that I couldn't give the committment 100%, so I passed. Not this time! I so look forward to giving back to this neighborhood. I love it! One of the things I'm passionate about is the possibility of educating Real Estate Agents about this district, the restrictions, historic value, etc., when they list a home here or represent a buyer. I want there to be no more excuses for misinformation and no more claims of ignorance. WOW!!! That sounded a little bit like I had been elected to the senate or something. Ha ha. Oh well...happy to serve.

JACKSONVILLE, FLORIDA'S HISTORIC AREA

Last month I had the opportunity to visit the Historic District in Jacksonville, Florida. Cool Huh?! I've been lucky enough to have toured the awesome historic homes of San Francisco, CA; Savanna, GA; Cambridge, Ma; and Key West, FL. Do ya think I love old houses? Oh...lets not forget our very own Tacoma and Seattle!

It just so happens that my Mother lives in Jacksonville (JAX) in an historic Bungalow; one of many that sit in the Willowbranch section of the Avondale Historic District in JAX. The trend, of late, has been to purchase these old bungalows and fix them up, not unlike most rejuvenated historic areas of cities like I mentioned above.

Most of these wonderful Districts are comprised of a myriad of architectural style and spice. Something for everyone, providing you love "old." I've gone on and on about the difference between a restoration and a remodel and I'm certain that anyone familiar with historic homes would agree that the only way to do it is to maintain the integrity of the era of the home while still incorporating the conveniences and amenities of modern living.

It's a wonderful thing when your historic district has a good partnership with its governing organization. I'm not sure if that's the term I should use but, the group of people who are appointed or hired to oversee that the district's resident are maintaining their homes in a way in which enriches the neighborhoods and does not detract from it. Face it people...if you live in an historic district you have a responsibility to care for, maintain and upkeep your home in the manner that conforms to the guidelines of the district. You may not like it but, there it is.

In JAX, the district is overseen by an organization called RAP (Riverside/Avondale Preservation). I strolled in to their offices located in an old historic home, of course, and simply asked to speak with someone who would be willing to answer a ton of questions about their Historic District. Susan Grich came right down. A very cheerful, young woman who made me feel quite comfortable about taking time away from her work day to be interrogated by me.

Susan shared with me the boundary lines for both of their historic jurisdictions and how they work in conjunction with the City of Jacksonville Planning Department. Sound familiar? I asked about what type of restrictions or guidelines they had for their historic neighborhoods and how they are enforced. I was surprised to learn that, just as in Tacoma, RAP really does not enforce them; that is all done through the City of Jacksonville. Everything goes through the City. Any complaints or violation go to the City Planning Department(CPD), and any fines or "Stop Work Orders" (SWO) come from the CPD.

Jacksonville has a design review process similar to what we have in place in Tacoma, although I am not certain who sits on that review committee. I do know that it is a City Planning Committee review so...sounds like it may not be mad up of such a diverse group as what we have here in Tacoma. The process, I was told, takes 30-45 days to go through.

Susan did say the RAP has a Real Estate Professional that works with them (I'm certain that they recommend him/her to anyone inquiring about buying or selling in that area) and is knowledgeable about the restrictions, design review process and other important information for the area.

So taking all of the information that Susan gave me and applying it to my Mom's neighborhood was interesting....

My mom lives in an adorable historic bungalow. Inside it is truly cute and clean with gleaming hardwood floors and a fireplace. She just had the outside painted and it shouts out "Florida Bungalow" with it's rosy coral colored stucco up top and sandstones below. The next project is to make the yard really nice. That's coming. We had the house on the market last year but, short of paying someone to come haul it away, it wasn't going anywhere. One of the things, other than the market, that held it back, were the homes in the neighborhood that were run down and trashy looking. In other words, they definitely were not conforming to the RAP/City guidelines and restrictions set up for the Historic District. One home in particular was right next door to my Mother's house. A rather vagrant older man was living in the house with no furniture, heat or electricity. Every weekend (and some week days) he would have a flea market out on his front lawn and sidewalk attracting many....well....questionable characters. Then he would leave his milk crates and ply wood out on the lawn and sidewalk for the next sale. It was an eyesore! My mother was not comfortable reporting the owner to the City in fear of retaliation. Funny...someone mysteriously turned the guy in last month. Hmmm;-)

I'm hoping to see that Willowbranch neighborhood come back and evolve in to and adorable, eclectic collection of historic Jacksonville Bungalows again.

HOMEBUYER TAX CREDITS!!! YAY!!

Ok....These are amazing times with amazing opportunities! What with the interest rates at about 4.7%, buying a home right now is something you should definitely look seriously at.

Last week, the U.S. Senate unanimously passed an extension and expansion of the home buyer tax credit. The House of Representatives approved the agreement reached in the Senate by a vote of 403-12. The bill has now passed both chambers and is awaiting the President's signature.

The $8,000 tax credit will be extended and available for first-time home buyers who purchase before May 1, 2010.

AND....

A new $6,500 tax credit will be available for repeat buyers who purchase between December 1, 2009, and May 1, 2010. To qualify for this provision, buyers must have used the home sold or being sold as a principal residence consecutively for 5 of the previous 8 years.

Prospective purchasers with binding contracts in place as of April 30, 2010, will be allowed an additional 60 days to complete the transaction.

Income limits are expanded to $125,000 on a single return and $225,000 on a joint return.

DOES THIS HOUSE LOOK FAMILIAR? I have featured this home before. There have been some changes since I last talked about it though.

THIS IS A TRUE VICTORIAN!!!! Does it need some work? Yes. Is it worth it? Absolutely! This home is 1893 and the flow and feel is that of a true Victorian. If you're interested in hearing my opinion regarding the changes I think should be made....just give me a call. I know this house inside and out! I even know the history of the house and the story of the Bradbury and Bradbury wallpaper. The wood floors have all been refinished (that means that the hideous dark green carpet that was all through the upstairs and on the stairs is GONE). The living room and dining room have been redone. One of the bedrooms upstairs is a great illustration of what the house could look like with paint on the walls. IT'S JUST PAPER FOLKS!! IT COMES OFF! The good news is....there is only one layer of paper on any of the walls in the house.

It's adorable! The yard is cute too AND it has a two car garage with extra storage space. Just had brand new garage doors put on:-)

OPEN HOUSE SATURDAY, MAY 30TH 1-4

Well...This listing I have at 1101 N Cedar Street is an interesting home. From the street, It appears to be a small cottage but, it's actually got 2728 finished sqare feet! It's definitely no cottage! When my client bought this home 25 years ago, he was a single guy. He used the whole upstairs as a master suite. That totally makes sense once you see it. There is a bedroom, large bath, another small room that had been a large walk in closet (It's now being used as his daughters room) and a neat landing area that would be excellent for a cozy reading spot or music area.

BACK ON TRACK!

I've finally gotten things back on track with my move to the new office. I am mostly working from my home office right now, as it is Track Season at PLU and I coach out there.

The market is driving everyone crazy! I can't say that I blame them. It is an incredible challenge right now. With all of the short sales, bank owned and foreclosed on properties; it has created many new rules, regulations and guidelines for buying and selling a home.

My experience has been, at least with a few of the banks that I've worked with, that they do not seem to be concerned about the seller saving themselves from having a foreclosure on their record. Their only concern is that these people promised to pay back X amount of money and they aren't. What a surprise! With many of them, it was obvious when they applied for the loan that they weren't in a position to pay it back. What the monkey!!

I recently listed a short sale house at a slightly lower than market value price. The family that owned it had already lost another property through a scam and were losing the home that they lived in. I received 6 offers on the house, two of which were above the asking price. The bank turned down ALL of the offers. The amount of money they insisted on netting was higher than the house was worth by about $25,000. In order for me to satisfy them I would have had to list the house for $20,000 to $25,000 more than that! I informed the bank manager that this was exactly how the banks got in to the position they are in. By putting an unrealistic value on a property and/or asking for far more than it's worth. They chose to foreclose on these people and take the house to auction because they were guaranteed a certain amount through their Loan Insurance. They thought they may be able to net more that way.

I don't know...It just doesn't feel like we're all working together to me.

INTRODUCING..."UPPER CRUST BISTRO and BAKERY!"

If by chance you haven't had the opportunity to dine, lunch or brunch at the "UPPER CRUST" on 21st street in Tacoma, you are living a deprived life!

Pizza's, Calzones, Sandwiches are all really good. Their pizza crust, breadsticks, cheese bread are all made right there. Best part though is everything is made Organic and their meats are hormone free. Oh yes....they have exquisite salads! My favorite?...Their "Upper Crust" (House) salad. It's big enough for two people. Well...I think all of them are.

So have a glass (or a bottle) of wine and enjoy the tiny Bistro with the Italian Chef Matre D' on the sidewalk. They were making rumblings about having a Sunday Brunch and they did mention to us that they were serving breakfast. Shoot...you better check them out so you can get the right information:-)

Don't forget to check out the pastry shelves and dessert cabinet! OMG!!

What's up with the "Grey Mansion?"

Am I the only one that see's it for it's incredible historic contribution to Tacoma? Does no one else recognize it's incredible architecture? Is nobody else intriqued with the fact that it was the Music Professor's home when the Seminary was Whitworth College? Or that it was built as a replica of Henery Wadsworth Longfellow's Cambridge home? Come on People!! This place should be GONE! The list price is $789,000, but the seller will look at anything! I mean where else can you get over 4000 square feet of view property for $196 a square foot. That doesn't include the historic value and the potential for this home to be one of Tacoma's most prominent historic structures. After all....it was, back in the day.

QUITE A TRANSFORMATION!

THIS KITCHEN WAS A FUN REMODEL PROJECT and was part of the restoration of a basement apartment in my own home. My very talented husband, Patrick (of Ovation Properties) transformed this eyesore of a basement kitchen in to this cute as heck "Better Homes and Gardens" kitchen. We went back and forth about the colors (that's really my area). Every time he'd say "Navajo White! It's just a rental." I'd say "Navajo White SAYS "Rental." It needs to be warm and homey. Trust me. When we got to the floor he thought I was crazy but, it turned out so cute! And it IS warm and homey.

Ansonia Condominiums!!!

I've heard people wispering and talking about them as they are touring my open house. I can tell they have just come from there. Some people are critical, saying how they wasted so much space, blah, blah, blah. OMG!!!! I have gone through a TON of condos in Tacoma (cuz there are a ton of condos in Tacoma now) and I have not seen anything like them.

I am a multi-faceted person. I am actually more than one person. (Am I freakin you out now?) I love my historic homes and buildings but, I also have seen some amazing ultra modern living spaces that I could totally live in and love. It's rare to find something that is truly set apart and different than the others but, they are out there. (Call me and I'll take you to the best of the best ones!)

The Ansonia gets a thumbs up from me because they are the best of both worlds. A great balance between the wonderful craftsman ship of the crown moldings, fireplace mantles, trim work, windows, not to mention, a fabulous, vintage building, and the modern conveniences of the great appliances, granit countertops, gas fireplace, open kitchen/gathering places. But my very favorite part about them is the flow of the units. This is not a condo in a box! These feel like homes! They flow from one living area to another through hallways that make great little reading nooks, computer spaces, library walls, etc. Ohhhh...I love them!!! Come let me show them to you.

I give a thumbs up to the "Triangle" Condo's too. They are different than anything I've seen in a townhome. I like them because you own the ground that your unit sits on, everyone has a view from a rooftop patio (except for one unlucky guy), they're greenbuilt, tankless hotwater heaters, open and airy, and just feel like an Urban Treehouse to me. (Thats my plug for the Triangles) I could live there and love it!

If I had to choose....I'd have to opt for the Ansonia. I'm just sayin...

IHAVE A HOUSE FOR SALE!

Duhhhhhh. What a surprise!

When I got this listing, I was SO excited! I still am! The problem is this: This Awesome, Cape Cod with a View is hidden!!! It's on a little appendix of Stadium Way. Oh the house is ON Stadium Way but it's on the small, dead end portion that is somewhat of a tributary of the main street. Now, that is a good thing, for the most part, because it is so quaint and quiet and all of the neighbors know eachother and get along and have somewhat of a happy little community with darn nice views. BUT...(there's always one of those, isn't there) people are having a tough time finding this little house.

On Open House days, it's tough to get enough signs out there to direct people to the home. We're only allowed 3 you know.

NOW...get this...the city is tearing up the whole Stadium Way to put in new water lines and eventually bury all of the wires that are above ground on poles. So the poles and the wires will be gone!!!! That's a good thing, right? Yea! Except for the street is almost totally blocked off and IS impassable at times throughout the day. This is extremely discouraging for potential buyers of this fantastic home (not to mention, their agent:-)

I think what I need to do is don a gorilla suit and a sandwich board and dance around up on Tacoma Avenue and direct the Open Housers down the hill to 910 N Stadium Way! Any other ideas!

TWO NORTH SLOPE RESTORATIONS YOU CAN'T MISS!!

Let's talk for a moment about a couple of new contracting companies that have come on the scene in Tacoma just recently. I have two stories to tell to describe the quality of work that these contractors do. The first story is called "VIOLA!"

The eyesore of the neighborhood get's a make-over by "Ovation Properties" and the neighbors are so excited about it that they even bring bottled water and occasional cookies over to the crew on the job. What a gorgeous home that dilapidated dump turned out to be after the incredible expertise and workmanship of the OP crew. Their two part motto of "Fair Bids" and "On Time" have proven to serve them well. Not to mention that their finished products are incredible!

Well...are you ready for the ugly duckling story? This is yet another account of an old historic WRECK of a house (the ugly duckling) in our historic district, that someone (namely Dave and Josie) fell in love with and totally and miraculously transformed in to a "Beautiful Swan." for our North Slope Dave, Josie and their son, Dylan, are living in the home instead of just flipping it because guess what?... That makes us neighbors! Doubly (is that a word?) lucky is the fact that Dave has decided to do this type of work for a living! That would be Sound Construction. He's already working on another North Slope project.

You probably know the house; it sits on the corner of 5th and "I" Street. It spent many years crumbling and cowering under the overgrowth of the bushes and trees that surrounded it, and the porch columns supporting the second floor had begun to give way creating injury to everything above them.

Back in the day this home had been grand, I'm sure, but when Dave & Josie got hold of it...well...I'm certain that it had never been so grand as it is now, and all in the name of historic preservation. Bravo Sound Construction!

FINALLY!

FINALLY! Is all I can think of to say about this amazing Historic Tudor on "I" Street. Built in 1903 for A.J. Rhodes by the great architect, Ambrose Russell, this poor house has basically been treated like an abandon child who's been bounced from foster home to foster home. Since it's initial sale, a little over a year ago, to an investor who's intention was to flip it and make some money, it has become so dishevelled and abused that the original owners find it hard to drive by it.

Let me tell you about the original owners. We'll call them C and M. C and M left their home a little over a year ago after living there for a jillion years. They are an elderly couple who were fastidious about the maintenance and upkeep of the place. M grew up in that house; it was her childhood home, so you can only imagine how much it meant to her. The young couple with baby that came to purchase the home, said they wanted to raise their kids there and that they loved it. C and M couldn't have been happier that a family would be living in the home. Ha! Mr. Buyer had only one intention and that was to flip it. Apparently his other finished flippers, did not sell, the market took a dive and his other properties went in to bankruptcy, and no longer had the financial potential to turn this house. So...after 6 months, back on the market it went. Problem was, he was trying to get $200,000 more for it than he had paid. WHAT THE MONKEY!!!

Basically, he couldn't sell it; it went in to foreclosure, went to auction and is bank owned now.

WELL NOT FOR LONG! I just sold it to a wonderful family with 3 little girls, who love the house and only want to make cosmetic changes. They are so excited about it that they can hardly stand themselves! I am so excited because this home is one of our most distinctive historic homes, and it deserves some love and affection. Let's hear it for TLC!

REPLICA OF LONGFELLOW'S CAMBRIDGE HOUSE!

THIS IS AN AMAZING HOME! In 1908 it was built as a replica of Henry Wadsworth Longfellow's Cambridge house in Massachusetts.

At the time, it was built as the home of the president of the music department at Whitworth College, which is now the Baptist Seminary. It's such a majestic home and it sits on one of the highest point of the Seminary District.

One of the coolest things about this house is the view. From the two bedrooms on the second floor you have great views o the sound and vashon. From the third floor windows...well...OMG! You can see all the way to Seattle from there, and guess what? If you were to take out the middledormer (that would not really change the look of the house that much) and put in french doors with windows on each side where the inside wall is. Create a balcony between the two end dormers and match the historic railing that exists on the second floor. You would then have a wall of windows that would open up an incredible, expansive view! At that point you could so easily create a huge master suite in the third floor with a large master bath and walk in closet. The plumbing is right in the right spot. I can imagine a beautiful clawfoot or soaking tub with right below that huge webbed window (check it out above). If you haven't seen this house, uh...I really think you're missing out.

POMODORO? IT'S A REAL ESTATE BLOG!

I know it's a real estate blog, but...it's my blog so I can write about whatever I want! I felt compelled to write about the Proctor District's Pomodoro Resaurant http://www.pomodoroproctor.com/ indirectly it DOES have to do with real estate. It certainly makes a difference to the people who live in the Proctor District.

This little Italian restaurant is not just your normal eating spot. Those of us who frequent the "P" don't just go there just because we're hungry and they serve fabulous Italian cuisine. We go there every week (sometimes more) because of Terry, Elliott, Rob, Brandon, Deb and at least 4 others whose names escape me right now. These servers, and the fabulous chefs, should have their own sit-com or reality show. Not only do they entertain each customer that patronizes the "P" but they turn you in to a "P" addict!! No other restaurant that my hubby and I go to makes us feel like "we just can't wait to return." The staff at the "P" create this atmosphere that makes every one of their customers feel like friends and family. You feel like staying and visiting with them and you even wind up getting to know the other regular customers that come in as frequently as you do. Each of these servers have their own distinct personalities and the place just wouldn't be the same without any one of them. So stay guys...don't ever leave:-) I've kind of tried to summarize the personalities for you so that when you go in there for the first time you may be able to guess which server you have. Deb - Juggler. She juggles all of the reservations, gets people seated, does PR, helps everyone with everything. Elliott - a rather formal character who has his serving technique down to an art and moves fast as hell. Terry - resident stand up comic and marguerita maker and full of pros. Rob - an icon at the "P" and personable, comfortable, professional. Brandon - incredibly happy all the time, will join you at your table (especially if you are a group of UPS girls:-) and chat. The chefs (don't know their names) but it is incredibly entertaining if you sit at the bar or window counter, to watch those guys at work. Small work space; sometimes three guys back there; sometimes one but, the coordination and syncronicity would be a "Youtube" winner. There is one server that I think I've overlooked and that's Krissy. We don't get put in her section very often (probably because we're window addicts) but, she works her :%$# off. She may be the only female server there. I don't believe I've seen another.

So...OK...that's my schpeel on my favorite restaurant and you're probably wondering still what this has to do with real estate. Well...I would move to be closer to the "P" if I could. I'm certain that it is a huge part of why the Proctor area is so desireable for buyers looking for a home. Hmmm....notice how I tied that in? :-)

OLD TOWN CAPE COD FOR SALE!

CHECK THIS OUT! Man I love this house! It sits right in Old Town and it has a view of the sound, Browns Point and Vashon Island from almost every window! It's strange how when you walk in to this house it is such a surprise! You just don't expect it to feel so sophisticated. It's also bigger than it appears. It's about 2800 sq ft with 3BR/2.5BA. But I'll tell you...if you love to cook, this is the place for you. Look at the kitchen. It's a gourmet restaurant quality kitchen with a 14 foot granite slab island that seats 10+. It has a sub-Zero refrigerator and two extra viking wine/water coolers under the island at either end. High end cabinetry, a pot filler and a six burner viking range. You know...I'm pretty much in heaven when I get the opportunity to list a home that is so significant a structure in our Historic District. This is a 1906 Frederick Heath Tudor!

It has been maintained impeccably and restored perfectionistically...if that's even a word. Once you go through this masterpiece, it will be the home by which all the other historically restored homes are measured. For one thing...the sellers of this lovely home are so darn clean and organized that it makes me feel somewhat inaddequate. But...a project for another day.

COOL RESTORATION OF A 1901 FOURSQUARE

In 1901, Thomas Maloney, the warden for the county prison, built a home on North J Street in Tacoma. It was a lovely, but common, residence which he then sold. Maloney dabbled in real estate investment in addition to being the warden. The most famous resident of this home was Reverend Jacob T. Eschelman who purchased the home in 1904. In addition to being a man of the cloth, he was also the Tacoma City Librarian and one of the band that signed the state of Washington's Constitution.

First I must apologize for being gone from my blog for so long. What was I thinking. Well... I was probably thinking that nobody reads my blog anyway except me, so I am essentially apologizing to myself.

Regardless....I have come across a great website for salvage restoration materials. It's called Northwest Building Salvage Network. It's a great site to go to if you're looking for unusual things that they don't stock at Lowes or Home Depot (like I'd use them for a period restoration anyway...duh). So check them out. Cool stuff like fireplace mantels, and corbels and such.

SPACE AGE STREET LIGHTS IN HISTORIC DISTRICT

SO WHAT WERE THEY THINKING WHEN THEY ERRECTED ALL THESE STERILE LOOKING, SPACE AGE STREET LIGHTS IN THE HISTORIC DISTRICT? I mean did they think that after being in the complete and total darkness for two years that we would be happy with anything shy of a candle and matches?! We were told that the city can't afford the ones that look old. Well they line the whole entire street of Yakima Avenue, another lovely historic looking fixture lines the Wright Park area and yet another set of cool looking old fixtures line the streets up in the proctor district.

For goodness sake people, THIS IS THE HISTORIC DISTRICT! THIS IS THE MAIN THOUROUGFARE THROUGH THIS DISTRICT! THIS IS NOT A FLIPPIN FREEWAY ON RAMP! Ahhhh...I feel better. I would feel even better if the city would come and take all of these eyesores out and replace them with the quaint, historic lights that this district deserves.

$800 for an apron sink for our kitchen remodel!!!
I'm not willing to forgo the spirit of the kitchen plan because the old, discarded farm sinks have suddenly become popular. How is anyone suppose to do dishes with one arm because the other (and a leg) had been sacrificed to purchase the flippin' sink!

Same with the wonderful Clawfoot tub, and pedestal sinks. For goodness sake! I'm glad they're back in style, as well they should be; however, the astronomical prices of the replica's is, well....ROBERY!

I found a place that just might be able to help you out with much of your salvage needs. (Salvage basically means that it is origninal "OLD" stuff that you can recyle for your restoration project.) If you are restoring or remodeling an old historic house you might want to check out "Recycling the Past." Granted, the prices might still seem high for the item that you are looking for but, I'm pretty certain you'll have both arms (and legs) when you're standing at your sink washing dishes. If you have a dishwasher...well...consider yourself spoiled:-) I say that in a good way!

I wonder how many of us that live here in the historic district are aware of the possible tax break we could get if we remodel or restore a historic home. For that matter...Real estate agents should be aware of this possibility and share it with their buyers that are looking in this area.

I would certainly like to know that I might be eligible for a tax break if I fix up an old wreck of a historic structure or make improvements to my "maintainence nightmare." It actually doesn't even have to be a wreck! Shoot...This could be the deciding factor for changing a "work in progress" to an awesome finished project. WHAT! A FINISHED PROJECT!!! The tax break applies to any historic property as long as the costs of the rehab are ....Well...just read the quote containing the details below that I pulled off the Pierce County Assessors website.

"Owners of qualified historic properties may apply for Special Valuation that subtracts certain rehabilitation costs from the assessed value of the property for a period of no more than 10 years. These costs must be at least 25% of the assessed value of the structure prior to rehabilitation and be incurred during the two years prior to application."

The application can be obtained online or from the Assessor-Treasurer's Office. The completed application should be submitted to the Assessor-Treasurer's Office before October 1 to be considered for Special Valuation in the following year. The Local Review Board will approve or deny the application. RCW 84.26

Me moonlighting as a fortune teller

You don't need a fortune teller to predict what the Real Estate market will do in 2007. There are some pretty smart analysts around this country that speak on the trends of the market and how different areas dictate the ebb and flow of real estate to come. Of course, no one can predict the future with complete certainty; however, there are people who chart the market and can determine with some certainty, the trends based on the historical patterns.

I just read an article in Business Week (http://realestate.msn.com/Improve/Article_busweek.aspx?cp-documentid=1699105&wa=wsignin1.0) that really made sense to me. It can get really confusing when you're talking about the "increase in the decline" and the "decrease in the incline" etc. So read up and be your own judge of which trends in the market apply to you and your area.

SALVAGE HUNTS FOR PERIOD RESTORATION

If you ever take a drive down to Portland and have a little spare time on your hands, you really must stop in to Hippo Hardware. Actually, you need way more than just a little spare time. If you live in an old house and you are in the process of restoration or remodel, you need to visit this Portland Icon. Shoot...even if you're just thinking about restoration, you should check it out.

What do they have there? you might ask. EVERYTHING!! You name it! Screws, hinges, drawer pulls, door knobs, door bells, doors, claw foot tubs, sconces and light fixtures, banisters, windows, etc. Here's the rub. It's huge! You need a whole day to go through it all! You'll love it and see all kinds of things that your house is beggin you for and tons of stuff that you need for repair.

Hippo Hardware is right off of I-5 at the Burnside Street Exit.

My husband and I bought two ceiling light fixtures from Hippo. Brought them home, cleaned them up and my husband rewired them to hang in our foyer and a bedroom. They were considerably less expensive than purchasing the high quality reproductions. Check em' out!

STUNNING CHANGES FOR HISTORIC HOME!

wow! Never noticed this house before? It sits smack in the middle of the historic district on the main thoroughfare, North "I" Street. You might not have noticed it before as, it was light grey with white pillars and trim. Probably the most distictive feature about this house was the plaster casted detail at the top of the house. The castings were ribbons and bows that draped around the entire house's second story.

The castings were raised and painted navy blue, as was the front door. Yes...it was a distinctive historic home but now...WOW! It's about to become one of the most recognizable historic structure in the North Slope District! Ok....in my opinion. The horrible weather rolled in before the painting of the house could be completed but, upon completion the ribbons and bows will be painted black, along with the front door and all of the white balasts/railings and trim will be crisp antique lace, white.

There was some opposition from a couple of "North Slopers" who cringed at the thought of "RED." But red is a funny color. It was imperative that the paint was exactly the right shade of red. After 3 test patches on the side of the house, and the revival of the next door neighbor, the perfect shade was achieved. Understand that the body (the part of the house that is the actual structure, not to include balcony's, porches, railings trim) of the house is the only part painted red and the color was approved of with the thought in mind that the balcony's, porches, railings, trim would all be white and offset the boldness of the red.

WELL DONE! It's the perfect balance and an absolute fairytale house!

Hellooo...Can you hear me?

There are certain pockets of our community that are obviously hard of hearing. "Haven't you heard...the market is slowing down!" Aaaay. Truth be known...the incline is slowing down.

While showing clients some potential income properties in the north end of Tacoma, I realized that these properties mean little to them unless they understand how the value aspect is applied. Simplistically, a house is only worth what someone will pay for it, right? But a four bedroom, 2.75 bath fixer, priced at 200k that sits in the middle of an area like....lets say right off of 6th Ave, or in the North Slope Historic District, is going to draw way more attention and more likely a bidding war, than if the exact same house sat in South Tacoma or even in north Tacoma off of, say, Pearl Street. Ok...calm down, I'm not saying that either of those areas are bad or anything of the sort. (That's my disclaimer.) Where the house sits makes a huge difference in what it can sell for, as does the motivation of the buyer. I can't tell you how many homes I took clients to searching for something for them to "Flip." At least three of the properties we looked at were great opportunities. I knew it. I shared it. They didn't listen. Within days these houses sold to others who then "Flipped them" and I am showing them again now three months later to potential buyers all fixed up and for about 100k - 200k more. Hellooo...that could have been you! I now take my clients who are looking for a "flipper" to see other homes in the area that have been "flipped" so that they can see what they sold for previously and what they are listing for now after rejuvination. They can also see and compare the quality of the remodels to get an education about what sells and what doesn't.

So for our hard of hearing pockets in the community like, North Slope Historic District and North & South of 6th Ave, keep up the good work. Did you hear me?! KEEP UP THE GOOD WORK!!

ENOUGH WITH THE BEIGE ALREADY!!!!!!

Ok...I truly am about to implode should I see one more house painted TAN inside. "That's not really tan, it's more like beige or buff or even suade." WHATEVER!!! Really, it needs to stop. Being a real estate professional, I have to preview a huge number of homes every week. I am beiged out, people! I feel like I'm anticipating at the front door of every house I go in to lately that they just might have chosen some other color to grace their walls but NO! I am blah-d to death by "Camel, desert sand, buff." Who are we kidding?...It's beige. Help.

WALLPAPER APPRECIATION IN HISTORIC VICTORIAN

It's really amazing to witness the differences in people who are "in to" historic homes and preservation and people who are just looking for a 4 bedroom/2 bath house. I recently sold this fabulous, little peice of history in Tacoma and I had the opportunity to experience both kinds of home shoppers.

Upon entering this house, you find yourself at the beginning of a hallway and staircase that has been brought back to period with beautiful "Bradbury & Bradbury" period wall papers, recreated specifically for this type of home and the era in which it was built. These papers are recreated and the patterns layed out by professional historians that research the home. For example, this particular home's papers have a heavy asian influence in them, as this area of the country, being considered the "Gateway to Asia," most likely had an abundance of asian influence in the decor of the homes at that time. "Bradbury & Bradbury" paper is about $200 a role (and that was when last I checked in to it 10 years ago).

Ok...back to my point. When I would show this house, about 50% of the people that walked in would make comments like, "Oh my god! I'd have to tear all this busy wall paper off the walls and paint!" and "This is kind of gaudy!" You probably guessed that these were the folks looking for a 4BR/2BA. The other 50% would drop their jaw and stand in that entry way looking up at the papered ceiling and admiring the beautiful detail of the era. They had full appreciation for the restoration to period that surrounded them, gold leaf mouldings included.

This home will be great again, as the new buyer is one of the 50% mentioned above who appreciate the historic value of this 1893 victorian, and plans to bring the whole house back to period. Bravo!

RESTORATION! It's about Time!

Seriously now...How long has Tacoma waited for someone to step up and take on the humongus task of restoring the Elks Building? Oh my gosh! Every single time I get off on the Stadium Way exit I have to cringe and make a comment (possibly an expletive) about the fact that the (at the time) owner of the building was being so pig headed (that means stubborn) about allowing it to be saved, all because of some old feud with the city over a "hand slapping." Now...That beautiful piece of architecture has a chance to be refurbished. It will have life breathed in to it again and it WILL come alive. Yea! Hmmm, what will I complain about:-) The Winthrop Hotel will hopefully be getting the opportunity also.

An article in the Tacoma News Tribune, (Sunday, October 1, 2006) titled "The Winthrop" a return to glory," Tells us a little bit about two men who have stepped up to bring the Winthrop back to it's hey day status.

Tim Quigg of Aberdeen and Chester Trabucco, Tim's partner in restoration. These two guys are responsible for the restoration of the historic Morck Hotel in Aberdeen. Their vision is to restore the Winthrop and turn it in to a four star hotel. It's been done in Portland with the Benson and the Paramount Hotels, the Paramount in Seattle and many others in other cities.

An Oakland, California company holds an option to purchase the Winthrop for $5.2 million and plans are to turn it in to low income housing. HELLOOOO...just what Tacoma needs in the middle of the downtown area that has struggled to come back from blight! Just my opinion, mind you. Anyway, the Oakland company's option to buy expires on October 28 and if that happens, because of a conditional agreement, the Quigg group could then purchase it for $6.1 million.

So, not only would Quigg and Trabucco revive this grand piece of Tacoma's history but they have offered to build 250 units of subsidized housing to replace the 170 units that would be lost because of their purchasing the Winthrop. Geez! That's what I call a good sport!

Now let's take care of the "Ford" Building's Crystal Ballroom!

Wow! Architecture in 1910 was so incredible compared to many of the structures that have gone up post 1950. This is an amazing house designed by renown architect Frederick Heath. Heath is responsible for the design of many of Tacoma's beautiful churches but most known locally for his work at Stadium High School and the bowl.

Aside from being solid as a rock, the attention to detail in the woodwork, staircase and pillared portico is phenomenal. Yes there are areas of the house that, over the years, have been compromised with ugliness from the appropriate era's fad. For example....what sense did it make to take a beautiful stained glass window out and replace it with glass brick. GLASS BRICK!!! But hey...that was very in at the time. Hopefully the new owners will take that glass brick out and restore it with stained glass. Lucky for us here in Tacoma, we have just the right resources for finding fabulous original and recreated, stained and leaded glass windows of all sizes.

This particular home has 4 second floor bedrooms, all with their own baths, a large third floor master suite and bath, a great kitchen, lower level mother-in-law suite with 2 bedrooms and separate entrance. Another great feature of this house is the media room, designed and created by present owners. I think my very favorite part of this house is the hand painted mural of the midwestern countryside in fall that adorns the dining room walls above the Santo Domingo mahogany wainscote. Hmm...did I spell that right?
